    We decide what to show and how. Photography, description and paperwork ready before listing, so the property goes out right the first time.

  3. Step 3: Reach

    We list where buyers in your area look and put our network to work. The aim is not many viewings, but the right ones.

  4. Step 4: Viewings and negotiation

    We only arrange viewings with buyers who can pay. We are with you on every offer and explain what each one means.

    We check the title record, charges, powers of attorney and contract before signing. We go with you to the notary so nothing collapses at the end.

  • No. The valuation is free and it does not tie you to us. We give you your property's asking price and you decide what to do with it.

  • From real comparable deals in your district and a survey of the property: floor area, age, storey, outlook, condition and communal space. We start from what actually closes, not from what gets advertised.

  • We work across Lima, focused on Miraflores, San Isidro, Barranco, Surco and La Molina, and also San Borja, Magdalena, Jesús María, Lince, Pueblo Libre, San Miguel and Chorrillos.

  • For the valuation, the address and the basic details are enough. To list and sell we check the title record, the owner's ID and, depending on the case, powers of attorney and ownership documents.

  • Yes. It happens often, and it is resolved by arranging the discharge with the bank inside the sale itself. We look at it from the start so it does not turn up as a surprise at the signing.

  • It depends on the district, the type of property, and above all the asking price. A correctly priced property moves far faster than an overpriced one, which tends to burn out on the market. When we value it we tell you what to expect in your case.
